What to prepare?

Property documents, owners’ identity documents and information on outstanding debts.

What to check?

A missing document or cadastral discrepancy can block the sale.

2. Clarify mortgages, prohibitions/restrictions and co-owners, and obtain all necessary consents and certificates.

When?

Before the authentic sale contract.

Where / who?

Bank, OCPI, town hall, owners’ association and notary.

What to prepare?

Extracts, outstanding loan balance, creditor consent and co-owners’ documents.

What to check?

Do not promise that an encumbrance will be removed without a written mechanism accepted by the creditor/notary.

3. Agree a secure payment method, handover and discharge of encumbrances, and sign the authentic sale contract before the notary.

When?

After the documents and the buyer’s financing have been checked.

Where / who?

Notary public and the banks involved.

What to prepare?

Property file, payment account and required consents.

What to check?

Do not hand over the property or keys without clear payment conditions.

4. Hand over the property with a written record covering keys, meter readings, inventory and the exact date on which use is transferred.

When?

On the date set in the contract.

Where / who?

Together with the buyer and, where relevant, the property manager.

What to prepare?

Handover record, photographs and transaction documents.

What to check?

The deed date and handover date may differ; record who bears the costs in the intervening period.

5. Declare the disposal to the local tax authority and close or transfer utilities, insurance and other services.

When?

After the sale and on handover, within the applicable local and contractual deadlines.

Where / who?

Local tax department, service providers and insurer.

What to prepare?

Sale contract, handover record and final meter readings.

What to check?

The sale does not automatically close all private contracts or local records.
