6 tasks in suggested order

1. Before signing, check the landlord, the property, rent, deposit, utilities, duration, notice period and termination rules.

When?

Before paying the deposit and receiving the keys.

Where / who?

Directly with the landlord; for unclear clauses, seek legal advice.

What to prepare?

Identity document and a written agreement that clearly separates all payments.

What to check?

The authority responsible for domicile registration does not review the private tenancy agreement for the tenant; keep proof of all payments.

2. Pay the deposit only as agreed in the contract and keep proof of payment together with the conditions for its return or retention.

When?

When signing or on the date specified in the contract.

Where / who?

The landlord or the account specified in the contract.

What to prepare?

Contract and proof of payment.

What to check?

The deposit, rent and utility advances are separate amounts.

3. At handover, prepare a written handover record with photographs, meter readings, keys, inventory and any defects.

When?

On the day you take possession of the home.

Where / who?

Together with the landlord or property manager.

What to prepare?

Contract, a handover-record template and photographs.

What to check?

Without a handover record, it is harder to prove the initial condition of the property.

4. Clarify which utilities remain in the landlord’s name and which ones you must transfer or contract yourself.

When?

Before moving in or at handover.

Where / who?

Landlord, owners’ association and the relevant service providers.

What to prepare?

Customer/supply-point numbers, meter readings and contract details.

What to check?

Do not create two contracts for the same consumption period without a clear date for the change of account holder.

5. If you want to register residence or domicile at the address, submit the application with proof of the right to use the dwelling and any required consent.

When?

After obtaining the right to use the dwelling and within the applicable deadline.

Where / who?

The SPCLEP responsible for the address.

What to prepare?

Tenancy agreement/other housing title, identity document and the host’s declaration if required.

What to check?

A tenancy agreement does not by itself change your domicile or residence registration.

6. End the tenancy in writing in accordance with the notice period, hand the property back with a handover record, and settle the deposit and utilities.

When?

Before leaving and at the final handover.

Where / who?

Landlord, property manager and service providers.

What to prepare?

Termination notice/agreement, handover record, photographs and final meter readings.

What to check?

Physically leaving the property does not automatically end your payment obligations.
