I am renting an apartment – what needs to be arranged?
6 tasks in suggested order
1. Before signing, check the landlord, the rental property, the rent, utilities, the security deposit, the lease term, termination conditions, and the handover procedure.
Before paying the security deposit and taking possession of the apartment.
With the landlord; the lease agreement is a private-law relationship.
Proof of identity and a written contract listing payments and terms.
Always document the payment and the condition of the apartment; the municipal office does not review the contract for you.

2. Upon handover, draw up a handover protocol, photograph the condition of the apartment, and record meter readings, keys, and any defects found.
When handing over the apartment.
With the landlord or property manager.
The lease agreement, handover protocol, photographs, and meter readings.
Without a handover protocol, it is difficult to prove later which damages or outstanding balances arose during the tenancy.

3. Agree on which utilities and services remain the landlord's responsibility and which ones you will transfer to your name or contract for yourself.
Before moving in or upon taking over the apartment.
The landlord, the building manager, and the relevant utility providers.
Handover protocol, meter readings, and data required for the contract.
Do not sign a duplicate contract until you know who the current account holder is.

4. If you wish to register permanent or temporary residence at the address, check the requirements and secure the necessary consent or proof of the right to use the property.
After the tenancy begins, if you decide to register your residence.
The registry office of the relevant municipality or city district.
Proof of identity and the owner's consent or another legally recognized document.
Renting an apartment does not automatically change your registered residence.

5. Consider household and liability insurance based on the value of the furnishings and the terms of the lease.
From the start of the tenancy, if you choose to take out insurance.
The insurance company of your choice.
A list and the value of your personal belongings, along with apartment details required by the insurance company.
The landlord's building insurance is generally not the same as your own household or liability insurance.

6. Upon termination of the lease, adhere to the contractual and statutory notice procedures, hand over the apartment using a handover protocol, and settle the security deposit, utilities, and services in writing.
In advance, as stipulated in the contract, and at the time of the physical handover of the apartment.
The landlord/property manager and the relevant utility providers.
Notice of termination or mutual agreement, the contract itself, the handover protocol, photographs, and final meter readings.
Simply moving out without properly terminating the lease may not end payment obligations.
