I am renting an apartment as a tenant

6 tasks in suggested order

1. Before signing, carefully check the landlord, rent, charges, deposit, duration, and termination rules in the lease.

When?

Before paying the security deposit and taking possession of the keys.

Where / who?

Directly with the landlord; consult a lawyer if you have doubts.

What to prepare?

Proof of identity and a written agreement detailing the charges.

What to check?

The authorities do not verify private tenancy agreements on the tenant's behalf; keep all correspondence and receipts.

2. If you pay a deposit, keep proof of payment and the lease terms governing its return and any deductions.

When?

Upon signing the agreement or by the date specified therein.

Where / who?

The landlord or the account specified in the agreement.

What to prepare?

The agreement and proof of payment.

What to check?

The security deposit is not the same as the final month's rent or utility prepayments.

3. When taking over the apartment, prepare a handover report, record meter readings and defects, and take photos of the property's condition.

When?

On the day the premises are handed over.

Where / who?

With the landlord or property manager.

What to prepare?

Contract, handover protocol, and photographic documentation.

What to check?

The absence of a handover protocol complicates the subsequent settlement of damages and utility usage.

4. Agree with the landlord which utilities and services remain under their contracts and which you will transfer or arrange yourself.

When?

Before moving in or on the day of the handover.

Where / who?

Landlord, property manager, and utility providers.

What to prepare?

Meter/connection point numbers, handover protocol, and party details.

What to check?

Do not sign a second contract until you know the end date or modification date of the previous one.

5. If you meet the residency registration requirements for this address, submit a registration application along with a document confirming your right to the premises.

When?

After moving in, within the timeframe applicable to your stay.

Where / who?

Municipal or city office.

What to prepare?

Lease agreement or other proof of legal title, plus an identity document.

What to check?

Renting does not automatically result in residency registration.

6. When ending the tenancy, follow the form and notice period in the lease, hand the property back with a report, and settle the deposit and utilities.

When?

Taking the notice period into account and on the day the premises are returned.

Where / who?

Landlord, property manager, and utility providers.

What to prepare?

Notice of termination or mutual agreement, handover protocol, photos, and final meter readings.

What to check?

Moving out alone does not end the obligation to pay.
