1. Rental inventory and condition photos
At move-in, check the inventory and take dated condition photos; at move-out, check the inventory again and take end-of-tenancy photos. RTB recommends these records as evidence of the property’s condition.
When?
Document condition at move-in and move-out; request deposit return after tenancy obligations are completed.
Where / who?
Landlord/agent; RTB for official rights/dispute procedures.
What to prepare?
Deposit receipt, inventory, dated photos, meter readings and proof of rent/bill payments.
What to check?
Normal wear and tear is different from tenant-caused damage. Keep the inventory and photos with the tenancy records in case a deposit dispute arises.
