My tenancy is affected by the rental-law changes in force from 14 September 2026 – what should I check?

1. Use the new service rule for a landlord Notice of Termination
If applicable: If you are a landlord serving a Notice of Termination.
From 14 September 2026, a landlord must send a copy of a Notice of Termination to the RTB within 7 days after serving it on the tenant. The service date is the date the tenant receives the notice.
For landlord Notices of Termination served on or after 14 September 2026.
Serve the tenant correctly and submit the copy through the RTB process.
The completed Notice of Termination and proof/details of when the tenant received it.
Do not use the former same-day tenant-and-RTB rule for notices served on or after 14 September 2026.

2. Use the new RTB timing for rent-review notices
If applicable: If you are a landlord serving a rent-review notice.
From 14 September 2026, a landlord must submit a copy of a rent-review notice to the RTB within 7 days after serving it on the tenant. The RTB says rent-setting and rent-review notices can be served on the tenant by email, post or hand delivery.
For rent-review notices served on or after 14 September 2026.
Serve the tenant and submit the notice through the RTB Service Centre.
The rent-review notice and the supporting information required by the current rent-review rules.
Use the current RTB notice process; older guidance requiring same-day service to the tenant and RTB is no longer the rule from 14 September 2026.
